Goodman withdraws its application for a 90 MW data center campus in Sydney, citing policy and regulatory environment changes.

Goodman Group, an Australian real estate firm, has withdrawn its application for Project Mars, a 90MW data center campus in Sydney's Lane Cove area of New South Wales.

The company announced this week that the policy and regulatory environment for large-scale data center development has "evolved significantly" since it commenced the planning process in March 2025. "Goodman has carefully considered these changes together with feedback received through the planning process, including the views of the local community," the company stated. "Having considered emerging federal and state policy, Goodman has concluded that it will not progress with the development application." An official withdrawal letter was posted to the New South Wales government's planning portal.

Project Mars, first announced in April 2025, was planned as a AU$1.2 billion ($725 million) investment at 12 Mars Road. The development would have comprised two two-story buildings totaling 18,830 sqm (202,685 sq ft).

Goodman, traditionally focused on logistics and industrial real estate, operates or is developing data centers across Hong Kong, Australia, Germany, the US, France, and Japan. Despite this setback, the company is pursuing multiple data center projects across Sydney, including a 126MW facility in Guildford West on a former Castrol site, plans to redevelop the former ABC television studios in North Shore into an 80MW data center, a redevelopment of a former Eaton warehouse site in Mascot into a 90MW facility, and a 135MW project in Macquarie Park replacing existing industrial buildings.
