Nebius leased 50MW of capacity from AIB Data Centers' southeastern US facility, expanding its GPU infrastructure footprint in the region.
Neocloud Nebius has signed a data center capacity agreement with AIB Data Centers to lease 50MW of capacity from a facility in the southeastern United States. The initial contract runs for 12 years with two five-year renewal options.
Under the terms, Nebius will provide prepayments to AIB, which—combined with project-level debt and equity—will support development of the data center facility. Two data halls are being constructed for Nebius, with the first expected to deliver within 10 months and the second within 14 months. The site, identified as CLT1 in South Carolina based on an investor presentation, benefits from a pre-existing 65MW electric service agreement.
"Signing Nebius represents a transformational milestone for AIB," said Jerry Tang, CEO of AIB Data Centers. "Our strategy is straightforward: secure power in attractive markets and convert that power into long-term contracted revenue with leading AI infrastructure companies. This agreement validates that strategy. We believe we have a capital-efficient path to develop the initial capacity. Our focus now turns to execution and delivering on schedule."
Andrey Korolenko, chief product and infrastructure officer at Nebius, added: "Time-to-power is the binding constraint on AI infrastructure today, and AIB's existing power position gave us a clear path to bringing this capacity online on a timeline that works for our customers. This agreement adds dedicated capacity in the southeastern United States for training and inference workloads."
Earlier this month, AIB acquired two adjacent parcels totaling 29.4 acres in Texas, adding 55MW of power capacity to its portfolio, of which 15MW is already energized.
AIB Data Centers, previously known as BlockchAIn Digital Infrastructure, has shifted focus from blockchain and HPC workloads to serve AI infrastructure companies. In April 2026, the company outlined a US data center development pipeline totaling approximately 715MW across sites in South Carolina, Minnesota, and Texas. The company currently operates a 40MW data center in South Carolina, with 20MW earmarked to transition to AI workloads. AIB is also planning a separate 100MW pipeline site in Florence County, South Carolina, for AI GPU hosting, targeted for the second quarter of 2028.
