Investment prospects for Applied Digital (APLD) appear concerning. Shares have declined 35.6% over the past three months, significantly underperforming both the broader Zacks Finance sector (+8%) and the Financial – Miscellaneous Services industry (+5.6%).

APLD has also lagged several major AI data-center infrastructure peers, including IREN Limited (IREN), Marathon Digital (MARA), and Riot Platforms (RIOT). Over the same three-month period, those peers declined 24.5%, 17.9%, and 15.2%, respectively, posting comparatively smaller losses.

**APLD’s 3-Month Price Performance**

This decline stems from heavy capital requirements, rising leverage, and the risk of further shareholder dilution. A prolonged gap between capital deployment and revenue realization, compounded by high customer concentration, has heightened investor caution. The pressing question is whether investors should hold or exit before losses widen. A closer examination of the fundamentals clarifies the outlook.

**APLD’s Capital Intensity and Leverage Create Pressure**

Applied Digital’s aggressive AI data-center expansion is imposing a substantial near-term capital burden. The company spent approximately $2.87 billion on property, equipment, and other assets in fiscal 2026, up from $681.6 million a year earlier, as it accelerated high-performance computing (HPC) infrastructure development. To fund this growth, APLD has leaned heavily on external financing, notably completing a $2.15 billion offering of 6.75% senior secured notes in March 2026. These financing demands underscore the capital-intensive nature of the project, as significant upfront spending is required before new campuses generate recurring rental revenue.

This mounting financing burden adds further pressure. As of May 31, 2026, APLD carried $5.31 billion in scheduled debt obligations, accompanied by approximately $1.78 billion in estimated interest payments over their lifetimes. Management noted that multiple debt maturities extend through 2031 and beyond, making adequate liquidity and improved operating cash flow critical as the data-center portfolio scales.

Although the debt finances assets backed by long-term customer contracts, investors are likely to remain cautious until those facilities become operational and produce sufficient recurring cash flow to cover financing costs. Consequently, APLD’s ability to convert its substantial contracted backlog into active assets and steady cash flow will be a decisive factor for the stock.

Shareholder dilution remains a key concern, as APLD has supplemented debt with equity financing to fund expansion. Under its June 2025 ATM agreement, the company sold approximately 15.3 million common shares for $196.4 million. It has also launched additional equity-linked instruments and preferred-stock offerings, signaling that existing shareholders may face further dilution as growth funding continues.

**APLD’s Delayed Revenue Realization Clouds the Outlook**

Applied Digital’s massive AI infrastructure investments are outpacing the realization of contracted revenue. As of May 31, 2026, APLD had secured approximately 1.41 GW of contracted critical IT load across five campuses, translating to roughly $36 billion in contracted revenue over initial 15-year lease terms. Yet, only the first 100 MW at Polaris Forge 1 was operational by fiscal year-end, with Phase 1 of Building 2’s additional 75 MW reaching Ready for Service on June 30, 2026. The remaining projects remain under construction. This creates a significant lag between capital deployment and recurring revenue, forcing investors to absorb ongoing construction and financing costs while revenue streams gradually ramp.

The rollout schedule for new leases further widens this gap. Delta Forge 1 (300 MW) and Polaris Forge 3 (300 MW) are slated to come online in 2027, while the 210 MW Delta Forge 2 facility is expected to begin operations in the first half of 2028. Minimum contracted lease payments reflect this delay: $451.1 million in fiscal 2027, rising to $1.45 billion in fiscal 2028, and exceeding $2.25 billion in fiscal 2029. For investors, this extended ramp period obscures near-term visibility, as APLD must continue funding construction and carrying costs while the bulk of its contracted revenue remains years away.

**Applied Digital’s Earnings Estimates Trend Down**

The Zacks Consensus Estimate for APLD’s first-quarter fiscal 2027 loss is currently pegged at 26 cents per share, revised down by 53 cents over the past 30 days. The company reported a loss of 11 cents in the year-ago quarter.

Similarly, the consensus estimate for full-year fiscal 2027 earnings has been revised down to $1.09 per share, reflecting an 11.2% decline over the past 30 days.

APLD has struggled to deliver consistent quarterly results. The company’s earnings missed the Zacks Consensus Estimate in three of the last four quarters and met it once, yielding an average negative surprise of 99.72%.

**Rich Valuation Limits Upside Potential**

APLD shares appear overvalued, reflected in a Zacks Value Score of F. Its trailing twelve-month price-to-book (P/B) ratio of 4.46X exceeds the industry average of 3.06X. This premium indicates that investors are pricing in considerable value based on long-term growth prospects and the contracted AI infrastructure pipeline, rather than current book value.

Valuation concerns intensify when compared to peers. IREN Limited, Marathon Digital, and Riot Platforms trade at notably lower forward sales multiples of 4.06X, 2.61X, and 3.76X, respectively.
