Blockfusion has executed a 15-year lease with CoreWeave (NASDAQ: CRWV) for its data center campus in Niagara Falls, New York, marking a strategic shift from cryptocurrency infrastructure to artificial intelligence hosting. The agreement includes two five-year renewal options and a separate expansion clause, the company stated in a Wednesday release. This contract supersedes a preliminary arrangement announced in June, when the tenant was not yet identified. Neither financial terms, contracted capacity, nor delivery timelines were disclosed.

Under the initial June proposal, the project contemplated up to 300 megawatts of computing capacity, including 85 megawatts governed by a take-or-pay structure that mandates payment regardless of actual usage. At that time, Blockfusion estimated the 85-megawatt segment could yield approximately $2.8 billion over the 15-year term, rising to $5.4 billion if both renewal options were exercised. The company cautioned that these projections hinge on finalized terms and full operational performance, and should not be interpreted as the official valuation of the executed lease.

Future expansion remains contingent upon securing firm power commitments and obtaining CoreWeave’s approval of the proposed power infrastructure plan. Blockfusion noted that failure to satisfy these conditions could result in unused expansion capacity. Comprehensive details will be provided in an upcoming amended securities filing.

The Niagara Falls campus occupies a decommissioned power plant currently being retrofitted to support liquid-cooled AI hardware. In June, management projected roughly $900 million in core construction expenditures, excluding costs related to expansion and acquisitions. The capital plan assumed access to supplemental financing, underscoring the substantial investment required to repurpose legacy electrical infrastructure for modern AI workloads.

CoreWeave is simultaneously securing capacity from multiple developers. Galaxy Digital reported delivering 133 megawatts of computing capacity at its Helios campus in Texas during the second quarter, contributing to a broader 526-megawatt commitment leased to CoreWeave across three development phases.

Separately, Blockfusion’s proposed merger with blank-check company Blue Acquisition remains pending. Upon completion, the combined entity anticipates listing on the Nasdaq under the name Blockfusion Digital Infrastructure, trading under the ticker symbol BDI, subject to standard closing conditions.
