Prologis has launched a bid to acquire Segro, the UK-based data-center real estate investment trust (REIT), seeking to consolidate hyperscale data-center real estate under a single landlord. The move represents an effort to strengthen Prologis's position in the data-center sector as demand for AI infrastructure accelerates.

According to Prologis, the acquisition would unlock value within Segro's data-center business that the company could not realize independently. The consolidation would combine the two firms' real-estate portfolios, positioning the merged entity as a larger player in supplying the physical infrastructure required by AI workloads and hyperscalers.
