Singularity Future Technology (NASDAQ:SGLY) has entered into a non-binding strategic development framework agreement with Florence Development LLC to evaluate a potential 900-acre AI data center campus in Florence, South Carolina. The proposed facility would target AI computing, hyperscale data center operations, and high-performance computing infrastructure, encompassing AI model training, cloud computing, enterprise HPC, and computing-capacity services.

Preliminary information identifies approximately 25MW of existing or near-term grid capacity at the site. The parties plan to explore a potential expansion pathway that could lift capacity to roughly 99MW within an anticipated 24 months. Under a phased development concept, only a portion of the approximately 900 acres would be utilized for an initial build-out, preserving the remaining property for possible subsequent development of additional AI computing, data center, and energy infrastructure. This approach would provide operational flexibility to align expansion with customer demand and available capital rather than committing the entire property upfront.

While the framework agreement is predominantly non-binding regarding the contemplated project scope, phasing, and broader commercial terms, it does contain binding provisions covering exclusive negotiations, confidentiality, publicity, expenses, and governing law. The company has not announced definitive ownership or lease terms, capital commitments, a construction schedule, or secured financing. Financing availability was specifically identified by the company as a condition for any definitive transaction.

The announcement potentially expands Singularity Future Technology’s growth narrative from broadly evaluating digital infrastructure opportunities toward a specific U.S. site with meaningful acreage and preliminary power potential. Following the disclosure, SGLY shares rose 15.44%. The framework may strengthen the company’s strategic positioning in AI and high-performance computing infrastructure, though its valuation significance remains dependent on whether SGLY can convert the preliminary framework into executable agreements.
