NEXTDC (ASX:NXT) has signed record data-centre contracts, and analysts are assessing how fast they will convert into revenue.
NEXTDC owns and operates data-centre infrastructure used by enterprise, cloud and digital-services customers. Its facilities require substantial upfront investment in buildings, electrical capacity and cooling systems before contracted customers can begin drawing power and generating billing revenue. For FY26, NEXTDC (ASX:NXT) reported net revenue of A$405.0 million, up 16%, and underlying EBITDA of A$248.8 million, up 15%. Contracted utilisation expanded much faster, reaching 740.1 megawatts at 30 June 2026. That contrast lies at the centre of the company's investment case. Signed capacity commitments create a forward pipeline, but they do not become recognised revenue until the relevant infrastructure is available and customer billing starts.
**Contracted Megawatts Are Not Yet Billing Megawatts**
NEXTDC reported contracted utilisation of 740.1MW for FY26, an increase of 495.3MW, or 202%, year on year. Billing utilisation reached 175.0MW, up 58%, leaving a forward order book of 565.1MW. The forward order book represents committed capacity that has not yet entered billing utilisation. It is not cash already received. NEXTDC (ASX:NXT) must therefore deliver fit-outs and associated electrical infrastructure to convert contracted demand into ongoing revenue. The large gap between contracted and billing capacity reflects both a commercial opportunity and an execution obligation. Conversion timing, customer deployment schedules and commissioning processes are central to determining when reported revenue and EBITDA may catch up with growth in the contractual pipeline.
**FY26 Financial Results and Investment Spending**
Total revenue increased 16% to A$496.5 million, while net revenue grew at the same rate to A$405.0 million. Underlying EBITDA reached A$248.8 million, up 15%. NEXTDC (ASX:NXT) reported statutory net profit after tax of A$82.1 million, compared with a loss in the previous financial year. This statutory result should be interpreted with reference to the full financial statements and should not be assumed to represent cash earnings. During FY26, the company spent A$3.397 billion on capital expenditure, approximately double the prior year's amount and above its earlier guidance range. Infrastructure investment supports future capacity delivery, but it also increases funding needs well before new contracted megawatts contribute fully to recurring revenue.
**Funding Capacity for the Development Pipeline**
NEXTDC disclosed pro forma liquidity of A$8.676 billion at FY26 year-end, compared with A$5.496 billion in the prior period. During 2026, the company undertook financing initiatives, including debt commitments and an equity-backed capital plan linked to hyperscale demand. NEXTDC (ASX:NXT) needs sufficient funding to progress its development sites while managing financing costs, project schedules and the possibility of changes in customer deployment requirements. Substantial liquidity provides resources for construction but is not equivalent to uncommitted cash earnings. Investors should monitor debt terms, future capital expenditure guidance, and the difference between financing raised, expenditure incurred and revenue-producing assets commissioned.
**What Will Determine Revenue Conversion?**
The company has identified artificial-intelligence and hyperscale requirements as drivers of demand for additional data-centre capacity. However, energy availability, substation delivery, equipment procurement and customer fit-out timing may all influence how quickly facilities become operational. NEXTDC (ASX:NXT) should be assessed against commissioned capacity, billing utilisation, recurring net revenue growth and the returns achieved on invested capital. A high forward order book alone cannot establish the profitability of future projects. The company's results demonstrate rising operational scale and an expanding contracted pipeline, but the relationship between revenue recognition and construction spending will remain a crucial measure in subsequent reporting periods. Execution of the delivery schedule is therefore at least as important as further contract announcements.
**Key Insights**
NEXTDC (ASX:NXT) ended FY26 with record contracted capacity and higher earnings. The key question is how quickly its 565.1MW forward order book moves into billing utilisation relative to its substantial construction spending.
