Marwynn has signed an MoU with Grenada National Resort, a large-scale luxury tourism and real estate development, to plan an AI data center and solar farm in Grenada worth up to $500m.

The project would extend AI capacity into a small Caribbean market and pair it with on-site solar, but at MoU stage financing and build timing remain unproven.

Marwynn Holdings has signed a non-binding Memorandum of Understanding (MoU) to explore developing a solar plant and AI data center in Grenada.

The proposed project would be completed in partnership with Grenada National Resort, a large-scale luxury tourism and real estate development in Levera, on Grenada's northern coast. HSG International, the international spin-off of Sequoia Capital China, is building and managing the development.

The project, dubbed the NexaCore AI & Renewable Energy Infrastructure Campus, would be developed by NexaCore Technologies, a Marwynn subsidiary formed in April 2026 to develop AI data centers.

If realized, the project would pair solar generation and battery storage with an AI data center, with the solar plant supplying the data center directly. Where commercially viable, surplus power would be sold onto the grid, the company said.

The companies estimate the project would cost approximately $500 million across the solar and data center components, with no set split between them. Marwynn describes this as a planning estimate, not a commitment, and says actual investment could be lower or different. No power capacity has been specified. Final capacity, site configuration, and commercial structure will be set after feasibility studies.

The Resort intends to contribute or otherwise make land available, but the size and value of the land have not yet been determined. Under the MoU's 24-month term, the Resort will not negotiate with third parties on a similar project without Marwynn's consent. Either party may terminate on 30 days' notice, and Marwynn may end the agreement immediately if it determines the project is not feasible.

Marwynn said any government approval or incentive remains subject to Grenadian law. Grid interconnection would be coordinated with local utilities and requires their approval.

"Power supply is the hardest constraint in AI infrastructure. In Grenada, we have a land partner and a site where we can evaluate building generation and computing capacity together, sized to each other from the start," said Yin Yan, CEO of Marwynn Holdings. "The MoU gives us 24 months of exclusivity to test that model through land, grid, and connectivity studies before we commit capital."

Marwynn said it may source GPUs directly or through NexaCore from unnamed technology providers. Financing could come from project equity, strategic and institutional investors, infrastructure funds, project and equipment financing, and capital markets transactions.

Following the agreement, NexaCore plans to begin technical, environmental, land and title, energy, connectivity, and financial evaluations.

Marwynn is a diversified holding company incorporated in 2024 and headquartered in Irvine, California.
