CleanSpark signed a $6.6 billion AI data center lease, its first HPC infrastructure deal.
CleanSpark (CLSK) inked its first high-performance computing (HPC) data center lease valued at approximately $6.6 billion in contracted revenue, announced Wednesday ahead of the Bitcoin miner's third-quarter earnings report.
The 20-year triple-net lease at the company's Sandersville, Georgia campus was signed with an unnamed investment-grade global technology company. The agreement provides 175 megawatts of critical IT capacity, with deliveries scheduled to begin in the fourth quarter of 2027. Should CleanSpark exercise both five-year extension options, the total contract value would exceed $11 billion.
"July was a transformative month for CleanSpark with the execution of our first HPC data center lease at our Sandersville campus," said Chief Executive Officer and Chairman Matt Schultz. The deal is expected to carry a nearly 100% net operating income margin.
In Bitcoin operations, CleanSpark mined 586 Bitcoin in July and held 13,931 Bitcoin as of July 31, up slightly from 13,924 the previous month. The company sold 579 Bitcoin during July—229 at spot price and 350 through call exercises—at an average price of $66,133.
The company's operational hashrate reached 50 exahashes per second with 230,507 miners deployed as of month-end. CleanSpark controls more than 1.8 gigawatts of power capacity, land, and data centers across the United States.
CLSK stock declined nearly 3% in morning trading. Retail sentiment on Stocktwits shifted to bearish from neutral, while discussion volume remained muted.
Wall Street expects CleanSpark to report a loss of $0.33 per share and revenue of approximately $142 million for the third quarter, with results due after market close Thursday.
