Applied Digital has committed to large-scale AI data center expansion backed by long-dated leases. However, most of the roughly $36 billion in contracted rent is scheduled to arrive only after campuses are completed over several years.

The buildout is being funded with substantial capital expenditures and growing debt. Investors are focused on the gap between heavy upfront spending and slower cash inflows, along with the risk of equity dilution.

Owning Applied Digital means backing a capital-heavy build that relies on long-dated AI leases to eventually support all that spending. The near-term story still hinges on whether new data center capacity fills fast enough to relieve funding strain before the balance sheet tightens further. Recent revenue acceleration helps the narrative around demand, but it does not immediately resolve the short cash runway, rising debt load, or timing gap between construction outlays and rent collection. The most important swing factor remains simple: execution on build, energization, and handover schedules.

The clearest data point is a series of 15-year leasing agreements covering approximately 1,410 MW of critical IT load and roughly $36 billion of contracted rent. That backlog is directly tied to the near-term catalyst—more campuses reaching completion and turning into billable assets—and to the central risk around leverage and refinancing. Only a small portion of that rent is expected before fiscal 2029, so the contracts provide visibility but do not ease the immediate funding burden. The investment thesis hinges on whether Applied Digital can thread that timing needle.

Analysts project $2.4 billion in revenue and $117 million in earnings by 2029, built on a forecast 96.1% yearly revenue growth rate and a swing in earnings of approximately $237 million, from a current loss of $119.8 million to consensus profit. Fair value estimates stand at $73.36 against the current price of $26.37, indicating 178% upside potential, though that gap could narrow quickly.

More optimistic analysts frame a potential cash flow inflection, projecting revenue could reach $3.1 billion and earnings $1.8 billion by 2029—estimates set before recent updates and likely to shift with new information.
