CleanSpark has entered into a 20-year lease agreement for a $6.6 billion data center expansion, marking a major capital shift toward AI-ready infrastructure.

The long-term lease secures site control and demonstrates how legacy crypto miners are converting balance sheets to fund permanent AI compute real estate.

CleanSpark is accelerating its pivot toward data center operations with a $6.6 billion, 20-year lease agreement signed with an unnamed technology company for its campus in Sandersville, Georgia. The contract underscores the Bitcoin miner’s strategic expansion into broader infrastructure services while maintaining its core mining business.

The announcement coincided with a second consecutive month of declining output across three publicly traded Bitcoin miners. In July, CleanSpark produced 586 BTC, a roughly 5% drop from June’s 614 BTC. BitFuFu’s output fell approximately 10%, from 125 BTC to 112 BTC, while Canaan saw a 28% decline, dropping from 64 BTC to 46 BTC. This downward trend persisted despite Bitcoin’s price recovery in July following a sharp sell-off in June.

CleanSpark’s production dip aligned with a nearly 9% decrease in average hashrate compared to June, resulting in an average daily output of 18.9 BTC throughout the month. At month-end, the company held 13,931 BTC, ranking it 10th among the largest publicly traded Bitcoin treasuries. The Sandersville facility now sits at the center of this dual-focused strategy.

At BitFuFu, total managed hashrate contracted by approximately 7%, driven entirely by a downturn in its cloud mining segment. Self-mining output using proprietary hardware increased to 72 BTC, whereas cloud mining production fell to 40 BTC. The company also deployed a portion of its Bitcoin reserves to prepay for future hashrate capacity, reducing its treasury from 1,671 BTC to 1,314 BTC. Meanwhile, Canaan reported that joint mining operations have stabilized following fire-related outages at its Alborz site in Texas.
