1414 Degrees Limited (ASX: 14D) has signed a Heads of Agreement with a prospective AI infrastructure developer for staged deployment of up to 1 GW of data centre capacity at its Aurora Energy Precinct in South Australia. The agreement marks a major step toward commercialising the 16 km² development-ready site located within the Upper Spencer Gulf Renewable Energy Zone.

The Aurora Energy Precinct spans 15.8 km² within the Upper Spencer Gulf Renewable Energy Zone, approximately 20 minutes from Port Augusta via the Stuart Highway. The site holds a 40-year tenure with crown-sponsored status and major planning and regulatory approvals already in place. The integrated development combines essential infrastructure: reliable scalable energy supply backed by a 140 MW / 280 MWh Battery Energy Storage System and renewable generation; high-capacity fibre telecommunications networks; reliable water supply; and expandable land. This integrated approach addresses the core requirements of energy-intensive users, particularly AI and advanced computing operators seeking firmed renewable electricity and co-located infrastructure at scale.

The Heads of Agreement outlines a three-stage development pathway. Stage 1 involves an indicative 17 MW campus configuration that will draw on the 33 kV connection already under development for EV charging infrastructure, enabling construction and operational activity to commence on site ahead of the larger renewable build-out. Stage 2 targets a larger-scale 200 MW campus following completion of the 275 kV transmission line connection, which will increase construction, operations and maintenance activity in the Upper Spencer Gulf region. Stage 3 represents a longer-term pathway to full 1 GW capacity deployment, operating alongside Aurora's planned up to 900 MW of solar generation and the 140 MW / 280 MWh battery storage system. All deployment stages remain subject to due diligence, Board and regulatory approvals, and execution of definitive agreements.

Several key infrastructure milestones support Aurora's commercialisation. The Australian Energy Market Operator (AEMO) has accepted Generator Performance Standards for the Aurora 140 MW / 280 MWh BESS, a critical regulatory achievement. Transmission connection is progressing with ElectraNet, the South Australian transmission network operator. A practical 33 kV development pathway identified for near-term opportunities will enable modular data centres, EV charging infrastructure, site services and early construction activity to commence before the larger 275 kV transmission infrastructure is completed. These milestones transition Aurora from an approvals-focused phase into active development and revenue generation.

1414 Degrees' business model combines near-term infrastructure revenue through Aurora with scalable technology commercialisation across multiple clean-energy verticals. The company's core platform leverages silicon to store, convert and enhance energy. SiBrick® forms the foundation of long-duration energy storage systems; SiBox® delivers industrial heat-as-a-service by converting renewable electricity into dispatchable high-temperature heat for industrial decarbonisation; SiPHyR® is a silicon-based methane pyrolysis reactor designed to produce low-emissions hydrogen using renewable energy; and SiNTL™ is a silicon-enhanced anode material for lithium-ion batteries that increases energy density while maintaining compatibility with existing manufacturing processes.

The staged Aurora development is designed to generate regional economic activity across multiple sectors, including civil construction, electrical works, earthworks, transport and logistics, accommodation services, equipment hire, maintenance services, security, and professional engineering services. The Heads of Agreement signals sustained, long-term investment activity as the precinct scales from the initial 17 MW campus through to gigawatt-scale operations.

While the Heads of Agreement represents a major milestone for Aurora's commercialisation, deployment remains subject to several conditions. All three stages depend on satisfactory due diligence, Board approvals, regulatory sign-off and execution of definitive agreements between 1414 Degrees and the prospective data centre operator. The initial 17 MW Stage 1 campus can commence using the existing 33 kV connection pathway, providing near-term activity and cash-generation opportunity; however, the larger 200 MW Stage 2 and full 1 GW Stage 3 deployments are contingent on completion of the 275 kV transmission line connection and continued ElectraNet coordination. Investors will monitor progress on approval and infrastructure dependencies, as well as the transition from Heads of Agreement to binding definitive agreements, which will clarify revenue recognition timing, contractual commitments, and Aurora's contribution to 1414 Degrees' financial position.
